WHAT IS ANRAI
ANRAI is a monitoring system that can detect if your property is being used as a
P Lab.
An easy drug to produce, requiring little more than a small heated surface,
means P can be cooked with ease in houses, motels, hotels, storage units,
caravans / campervans and even cars.
The process of cooking P is highly toxic, so toxic in fact, that tens of
thousands of dollars can be required to decontaminate any area exposed to the
chemicals.
Alarmingly, more than half of the P Labs discovered in the last five years have
been in rented properties. Landlords of the affected properties not only face
huge decontamination costs, but the law also requires police to report the
property concerned to local councils. In the majority of instances a permanent
public record of the P Lab and contamination is then made on the LIM report,
which can seriously and significantly effect the value of the property.

Similar in look and size to a smoke alarm, ANRAI is visible to tenants. Fitted
with multiple tamper sensors, our control room is notified if it is covered or
interfered with.
If a property is being used as a P Lab, the ANRAI will detect the specific gases
that are only emitted when P is being cooked. It will then send a silent message
to the ANRAI control room.
The ANRAI monitoring team will then notify the police.

The costs of decontaminating your property following its use as a P Lab can run
into the tens of thousands of dollars. This, on top of the consequential losses
from missed and reduced future rental income, as well as the likely, and
significant devaluing of the property, can quickly add up to more than a hundred

Current protocol for all detected P Labs discovered in dwellings is as follows:
- Police notify the appropriate Council.
- The Council may register this on the property LIM report and notifies the
landlord/owner.
- Once the scene is handed back to the landlord/owner, they must arrange for site
toxicity
levels to be carried out by an independent specialist.
- Decontamination must be carried out by a professional decontamination company.
- The landlord/owner must again arrange for site toxicity levels to be carried out

- The police maintain details of the contaminated property on their register.
It is important to note:
- The Auckland Regional Public Health Service advises that no decontamination can
guarantee absolute safety no matter how large or small the P Lab operation was.
- Currently most New Zealand insurance companies do not cover the cost of testing
and decontamination of residential properties in New Zealand. Insurance
companies have also been known to refuse general insurances on the rental
property if a P Lab has been discovered, preventing the landlord renting out the
property in future.
